Practical Coliving Education Built From Real Experience
The Coliving Academy was created to help investors and operators understand coliving as both a real estate strategy and a professionally managed shared-housing model.
Founded by Rodrigo and Luciana Lima, B.A., M.A., the Academy combines strategic and socio-economic analysis with practical experience in real estate investing, property management, and coliving operations in the United States and Canada.
Before expanding her work into shared housing and real estate, Luciana built extensive professional experience in strategic analysis, socio-economic research, program and project evaluation, planning, and strategic foresight. Her work included developing analytical frameworks, evaluating complex initiatives, supporting evidence-based decision-making, and translating research into practical recommendations.
She now applies this analytical background to shared housing by developing practical frameworks and tools for market assessment, property feasibility, financial analysis, risk identification, regulatory due diligence, and operating systems.
Through The Coliving Academy, these methods are translated into education, calculators, templates, analytical tools, and operating frameworks that investors and operators can apply across different properties and markets.

Real Experience Behind the Strategy
Our approach starts with a simple principle: a property should be evaluated as a complete system. Market demand, layout, room economics, operating costs, resident experience, compliance, and management all affect performance.
The Academy does not present coliving as a shortcut or a guaranteed path to higher returns. It shows investors how to test assumptions and make more informed decisions before capital is committed.
Education.Action.Results.
Members receive structured education, practical tools, market insights, calculators, and operating frameworks designed to move from learning to execution.
Education builds the knowledge to evaluate an opportunity. Action applies that knowledge to real decisions. Results are measured against what actually happens in the market and in operations.

Strategy Meets Execution
The Academy connects underwriting with what happens after acquisition: property setup, resident management, pricing, maintenance, house rules, performance tracking, and repeatable operating systems.
The objective is to help members build investor-ready assets and operator-grade systems, while recognizing that local regulations and property-specific requirements must always be verified.
